things to consider before buying or selling

Not a bad idea to do this before you list your house.

As a real estate broker, one of many things I suggest before a seller decides to list their home is to get a General Home Inspection.  A general home inspection in Chicago can cost as little as $200 and as high as $600 depending on size of the house, extras, and inspector/company that is used.

Once your house/condo is inspected the inspector is going to give you a report on what they find that can be a concern or if there is any alarming concerns at all.

That report is super important for 2 reasons in my opinion:
  1. FIX IT - If there is anything that needs to be fixed, fix it, and that can make/save the seller more money in the long run by not reducing the listing price when the buyer starts haggling once they get their report from their general home inspection.
  2. Honesty with Due Diligence – As a real estate broker, I love honesty with proof.  Why? Simple, it helps seal the deal. 
Think about it.  Two weeks before you list your house, you get your house inspected.  If there is anything that needs attention, you address it.  I find someone that is interested in your house.  I bring them to your house to take a look.  On the kitchen counter, you leave a copy of the General Home Inspection Report plus a dated receipt(s) from a contractor that completed the work for you.  That report then shows proof to me and my client that you have done your due diligence to get the house up to code for the next homeowner.  My client then feels more comfortable that the house is well taken care of and there is less likelihood of upcoming issues/maintenance in the near future.  This a lone, puts your house on the top of their list when considering buying.

General Home Inspection usually consists of:
“The standard home inspector’s report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components.” American Society of Home Inspectors ​
